Keystone is a Zone C delivery from our Gypsum yard: $750 each way, 73 road miles over Vail Pass and up US 6 from exit 205, inside the standard 2–4 week window. It is the farthest Summit County town from the yard and the newest municipality in Colorado, and both of those facts change how a container or office gets placed here.
What does delivery to Keystone cost?
Delivery is $750 and pickup is $750, billed as two legs with nothing added for fuel or the season. The route runs I-70 east over Vail Pass at 10,662 ft (Wikipedia), off at exit 205, then US 6 through Dillon and along the reservoir to the Snake River valley and the base areas.
Keystone's ZIP, 80435, is shared with Dillon and with the Arapahoe Basin side of US 6, so all three price in Zone C. Beyond the base areas the highway climbs to Loveland Pass at 11,990 ft (Wikipedia), and the reserve flow will still show Zone C for an 80435 address up that road, but tell us where the site actually sits so the driver plans the grade and the turnaround.
| Zone | Towns | Delivery | Pickup |
|---|---|---|---|
| Zone A | Gypsum, Eagle, Edwards, Avon, Beaver Creek | $400 | $400 |
| Zone B | Vail, Minturn, Glenwood Springs | $550 | $550 |
| Zone C | Breckenridge, Frisco, Silverthorne, Keystone, Carbondale, Basalt, Aspen, Snowmass | $750 | $750 |

| Zone E | Idaho Springs, Georgetown, Evergreen, Golden, Morrison, Lakewood, Arvada, Aurora, Centennial, Littleton, Boulder, Castle Rock, Denver | $1,200 | $1,200 |
| Zone F — Mountain West12-month minimum | WY, ID, UT, MT | $1,795 | Pickup quoted separately before delivery |
Breckenridge, Frisco and Silverthorne are Zone C at the same fee, and the Colorado hub shows every town's mileage from the gate. A contractor running a base-area job here and a Main Street job in Frisco pays the same delivery line at each.
What changed when Keystone became a town?
The Town of Keystone incorporated on February 8, 2024, as Colorado's newest home-rule municipality (Town of Keystone), and land-use authority that used to sit with Summit County now sits with the town's Community Development Department. A development permit from the town comes first; once it is issued, any building permits the project needs are reviewed and inspected by Summit County Building Inspection, which the town uses for structural, electrical, plumbing and mechanical work (Town of Keystone).
The practical effect is two offices for one project. The town takes development questions at commdev@keystoneco.gov or 970-450-3500, extension 5, and asks people to email or call first because its staff is small (Town of Keystone). Summit County Building Inspection works from 0037 Peak One Drive in Frisco at (970) 668-3170 (Summit County), sets the building-permit fees at application, and enforces the 2024 International Codes for plans submitted on or after July 1, 2026 (Summit County Building Inspection).
Whether a container or a jobsite office on your lot needs its own approval is the town's call, and the answer differs between a base-area redevelopment with an active building permit and a container parked beside a condo building for a re-roof. The Summit County container answer and the Colorado permit answer cover the questions; section 5.2 of the rental agreement makes the permits, HOA approvals and landlord consents yours to hold before the truck arrives.
Which office works at the Keystone base area?
The base area sits at 9,280 ft (Keystone Resort), and a base-area or lodging project runs through the full ski season rather than pausing for it. The Alpine 20 ft office at $1,895/mo is built for that: a standing-seam over-roof that sheds snow, a covered entry deck, backup heat and a matte black envelope with cedar surrounds that a resort owner will let sit beside a lodge.
The Base 20 ft office at $795/mo is the same shell with mini-split heat and cooling, a 36-inch steel door, two barred slider windows and a 50-amp shore-power inlet, and it suits a powered lot on a summer-to-fall schedule. The Grid-Free 20 ft office at $1,495/mo carries solar, a 10 kWh battery, Starlink and a camera for a lot with no service yet, and the 40 ft office container with bathroom at $1,595/mo serves a full crew where the lot has a 100 ft straight approach. The ski resort solution lays out the usual base-area set-up.
| Keystone job | Unit | Why | Rent |
|---|---|---|---|
| Base-area or lodge project through the winter | Alpine 20 ft office | Over-roof, covered entry, backup heat | $1,895/mo |
| Summer condo remodel on a powered lot | Base 20 ft office | Heat and cooling, shore-power inlet | $795/mo |
| Lot with no temporary service yet | Grid-Free 20 ft office | Solar, 10 kWh battery, Starlink, camera built in | $1,495/mo |
| Full crew on a site with a 100 ft approach | 40 ft office with bathroom | Office and enclosed toilet in one delivery | $1,595/mo |
| HOA re-roof or unit turnover | 20 ft storage container | Lockable, one-trip steel, fits a parking row | $295/mo |
| Condo lot with one bay to spare | 10 ft storage container | Man door on the long side, half the floor | $225/mo |
What storage fits a Keystone condo or HOA job?
Much of Keystone's work is turnover: re-roofs, deck replacements, interior remodels and mechanical swaps on condo and townhome buildings whose land is controlled by an association. The 10 ft storage container at $225/mo and the 12 ft storage container at $325/mo take one or two parking spaces, open through a man door on the long side and keep the association's pavement clear of pallets.
The 20 ft storage container at $295/mo is the box for a project with a driveway or a corner of a lot, and the 40 ft storage container at $425/mo on a 3-month minimum belongs at a base-area laydown with room to turn a truck. Each of them is a one-trip ISO box with a lockbox welded over the hasp, and the 20 ft adds four lock bars; the theft answer covers what a resort lot with round-the-clock foot traffic should add, and WATCH at $129/mo puts a camera on the box itself.
A re-roof drop zone beside an occupied building is where temporary fence at $3.50/LF/mo pays for itself, with installation at $1.75 per linear foot; the fence panel answer turns a building perimeter into a panel count, and the OSHA fence answer covers what a guest-facing site is expected to keep behind it. A hand-wash station at $85/mo covers a crew working out of a parking row with no building access, and a traffic control package from $495/mo handles a shuttle lane or a lot closure.
How does a Keystone winter treat the unit?
The Structural Engineers Association of Colorado lists the Keystone ski-area base at a 70 psf recommended ground snow load in its 2016 Colorado Design Snow Loads report (SEAC), between Frisco's 65 psf and Breckenridge's 80 psf, with the local building official setting the code value. It is a ground load for designing buildings, not a rating for a container roof, and none is published for the fleet. The Alpine over-roof sheds snow and changes how it reaches the entry, but section 7.4 keeps clearing the unit on your crew whichever tier is on site; our snow load guide has the arithmetic.
Under section 7.4 the crew on site, not JOLT, keeps snow and ice off the roof, the panels, the doors and the paths to them, and section 12.2 lists a failure to do that among the things the damage waiver does not cover. Plan the plow pile away from the cargo doors and the temporary fence line at $3.50/LF/mo, because a buried panel comes back bent.
From September 1 through May 31 the commercial chain law is in force on I-70 between Dotsero and Morrison (CDOT), which covers every mile of the run to Keystone, and a Vail Pass closure or a Loveland Pass closure costs a delivery day, so winter windows carry weather days. A light tower at $1,250/mo carries a base-area site past dark, and a ground heater at $1,450/mo in season keeps footings on schedule; the winter office answer covers what it is like inside on a January morning.
What does the truck need at a Keystone site?
Four things, all in section 5.2 of the agreement: a pad that is firm, level and drained; a straight run of 70 ft in front of a 20 ft unit or 100 ft in front of a 40 ft; utilities under the pad located and marked; and a person from your crew on site to say where it goes. Condo parking rows usually give the straight run and rarely the level pad, so read the delivery space answer with a tape in hand, and the truck size answer before you promise the association a spot.
The valley floor along the Snake River is flat enough; the hillside condo rows above it are not, and the slope answer explains how much cross-slope the truck can work with and when cribbing is your job. The foundation answer covers what belongs under the corners on frozen ground. Section 5.3 is the expensive line: a truck that cannot set the unit because the pad, the access or the paperwork was not ready is billed for that trip and for the one that follows.
How do you power and connect a Keystone office?
The offices take power through one 50-amp shore-power inlet, and the agreement's section 7.2 is specific that the hookup is made by a licensed electrician, to code, through that inlet and nothing else. Resort-owned lots often have a temporary panel close by; an HOA lot may not, and until the utility sets one the Grid-Free office works from its 10 kWh battery. What that battery runs on a January morning at 9,280 ft is the subject of the off-grid power answer.
A steel box in a valley behind the ridgeline is a poor place for a phone signal, and CONNECT puts a Starlink dish and router on any storage container or office at $259/mo. POWER adds solar and battery at $399/mo, and the JOLT PACK bundles WATCH, CONNECT and POWER at $699/mo; READY, the furnished and heated interior, is outside the Pack at $125/mo. Whether the monthly upgrade or a purchased kit is cheaper over one project is worked out in the Starlink cost answer.
What does a Keystone rental cost, and how do you reserve?
The monthly bill is the product-page rent, a line for each recurring upgrade, and two percentages figured on that total, a 12% damage waiver and a 5% environmental fee, plus Colorado sales tax at the job address's rate; the $750 delivery leg appears once at the start and the $750 pickup leg once at the end. Deposits are $750 for an office, $350 for a storage container and $500 for fence, each credited to the first invoice; the minimum term is 3 months on any office and on the 40 ft box, 1 month on the smaller boxes; fence installation and removal each cost $1.75 per linear foot. Section 3.4 adds 5% to the rent on each anniversary of the start date.
Reserving takes the unit, the 80435 ZIP and a window; the reserve flow prints Zone C, both legs and the deposit before it asks for payment, and whether the unit is in the yard comes from the live badge on its product page. A Base office can be set within 7 business days through JOLT Express for $750. Section 2.2 refunds the deposit on written cancellation more than 14 days ahead of the window; section 16 wants 15 days' written notice before pickup and keeps rent running until the truck has the unit; how it works walks the whole sequence and the pricing page collects every number on one screen.

Questions contractors ask
What does delivery to Keystone cost?
Keystone is Zone C: $750 for delivery and $750 for pickup, 73 road miles from our Gypsum yard over Vail Pass and up US 6 from exit 205. The fee is flat for every unit and every month of the year.
Do Dillon and Arapahoe Basin price the same as Keystone?
Yes. Both share Keystone's 80435 ZIP, so the reserve flow places them in Zone C at $750 each way. Give the physical site address, because the last miles up US 6 toward Loveland Pass are steeper than the run to the base area.
Who issues a permit for a container in Keystone now that it is a town?
The Town of Keystone Community Development Department, which has handled development permits since the town incorporated on February 8, 2024. The town uses Summit County Building Inspection for structural, electrical, plumbing and mechanical review and inspections, so a project can involve both offices.
How fast can a unit be in Keystone?
The delivery window is 2–4 weeks from reservation for every unit in the fleet. A Base 20 ft office can jump that queue through JOLT Express, 7 business days for a one-time $750, and Express is not offered on any other unit.
Which office is right for the Keystone base area?
The Alpine 20 ft office at $1,895/mo, which adds a standing-seam over-roof, a covered entry deck and backup heat to the Base unit for a base area that sits at 9,280 ft. The Base at $795/mo works for a powered lot on a shorter schedule.
My site is on HOA land. What do I need before delivery?
Written HOA approval, which section 5.2 of the rental agreement makes your responsibility along with permits and landlord consents. Most Keystone condo and townhome lots are HOA-controlled, so start that request before you reserve.
How much snow will a container in Keystone carry?
The SEAC 2016 Colorado Design Snow Loads report lists the Keystone ski-area base at a 70 psf recommended ground snow load, with the local building official setting the code value. Clearing snow and ice from the roof, panels, doors and paths is your crew's job under section 7.4.
What are the deposits, and when do I lose one?
$750 on an office, $350 on a storage container and $500 on fence, each applied to your first invoice. Written notice more than 14 days before the first day of your delivery window cancels for free with the deposit refunded in full; inside 14 days it is forfeited.
