Rent only, plus applicable sales tax. Damage waiver 12% and environmental fee 5% are added to rent; delivery is by zone.

The 20 ft office choices cover Base, Grid-Free and Alpine configurations. Base is $795/mo, while storage ranges from the compact 10 ft and 12 ft units to the 20 ft and 40 ft footprints; choose the equipment before assigning its rent and deposit to the project forecast.

Under Rental Agreement §2, the reservation deposit holds a specific unit and delivery window and applies to the first invoice. Written cancellation received more than 14 days before the first day of that window carries no charge; cancellation within 14 days, or refusal to accept delivery, forfeits the deposit.

Recurring charges bill monthly in advance to the payment method on file. The rental rate stays fixed for the first twelve months and rises 5% on an anniversary under Rental Agreement §3, so any extension beyond the first year should use the anniversary rate in its forecast.

The environmental fee is 5% of rent plus recurring upgrades. Under Rental Agreement §12, an optional damage waiver costs 12% of rent plus recurring upgrades and waives JOLT's claim for accidental damage subject to a deductible and exclusions; it is not insurance. Without that waiver, the customer provides property insurance for full replacement value and general liability certificates before delivery under Rental Agreement §10.

Montana has no general statewide sales tax, according to the Montana Department of Revenue. The Big Sky Resort Area District has a separate resort tax question, addressed below, and Rental Agreement §4 makes the customer responsible for applicable sales, use, personal-property and similar taxes.

Budget twelve months at the selected monthly rate rather than calculating a single assumed total. A Mountain Village field office, a Meadow Village storage unit and a temporary fence line have different monthly inputs, but all carry the same Zone F delivery structure and twelve-month minimum.

How does a container get up to Big Sky?

Our 650-road-mile route from Gypsum is the Jackson road extended north: CO-131 and US-40 to Craig, WY-789 to I-80, US-191 through Rock Springs and Pinedale to Jackson, WY-22 and ID-33 over 8,431 ft Teton Pass, ID-32 to Ashton, US-20 over Targhee Pass to West Yellowstone, then US-191 north through the Gallatin Canyon. The canyon carries the truck beside the Gallatin River before the final turn toward the resort area, so the site contact should describe both the highway approach and every controlled entrance beyond it.

Montana Highway 64, also called Lone Mountain Trail, climbs 9 miles from US-191 to Mountain Village, according to Montana DOT. Big Sky's Canyon lies along US-191, Meadow Village has a base elevation of about 6,200 ft, and Mountain Village at the resort base is about 7,400 ft according to USGS; an address marked only "Big Sky" does not tell dispatch which elevation or approach serves the pad.

Federal Motor Carrier Safety Administration rules allow a property-carrying driver at most 11 driving hours after 10 consecutive hours off duty. JOLT therefore plans this route as a two-day haul for one driver, without turning that plan into a promise of a particular arrival day.

The standard delivery window is 2–4 weeks from reservation. Montana DOT's 511 service reports closures and chain requirements, while canyon weather, heavy snow and last-mile controls can change movement within the scheduled window. The mountain delivery access guide identifies the route details, photographs and site conditions our dispatch team needs.

Prepare a firm, level, well-drained rectangle for the unit and a clear path for the tilt-bed or flatbed. A 20 ft unit needs about 70 ft of straight-line clearance, while a 40 ft unit needs about 100 ft, in addition to adequate road width, turning radius, grade and overhead clearance. The slope placement answer explains why a hillside address does not excuse the level placement requirement.

Walk the route from Lone Mountain Trail through the last gate, not merely from the property line to the pad. Check private-club access controls, active earthwork, parked trade vehicles, material stacks, winter snow banks and overhead obstructions, then locate and mark utilities. The truck-clearance planning answer gives the receiving crew a common basis for that walk.

A designated representative must be on site to direct placement and settle the door orientation. If our truck cannot deliver because of access, site conditions, weather or an absent representative, the delivery charge for that trip is owed along with the charge for the next trip under Rental Agreement §5.

Who permits a container office in Big Sky — Gallatin County, Madison County or the state?

Big Sky is an unincorporated census-designated place spanning Gallatin and Madison counties, not a municipality with its own town government. Start with the legal parcel and county line rather than looking for a Big Sky town hall or relying on the mailing address.

Neither Gallatin County nor Madison County operates a certified local building program, according to the Montana Department of Labor & Industry list. A building permit for a Big Sky placement, where one is required, therefore runs through the state Building Codes Program; zoning and land-use review belongs to Gallatin County or Madison County planning according to the parcel.

Private authority can add another review without replacing the public ones. A Yellowstone Club, Spanish Peaks Mountain Club or Moonlight Basin project may require club design approval, and another property may carry HOA or landlord consent. The customer obtains permits, zoning approvals and those consents under Rental Agreement §5.2 before our truck enters the delivery window.

Describe the intended use and actual unit accurately to every reviewer. An occupied office, a storage container and an office with an enclosed bathroom can raise different questions, and the foundation and placement explanation separates JOLT's level-pad requirement from any foundation decision made by the authority.

Approval does not change the rental-use rules in Rental Agreement §7. The unit is not a residence, overnight sleeping and hazardous materials are prohibited, and the customer may not stack, weld, cut, drill or paint it. A licensed electrician may connect Base and 40 ft office power only through the provided inlet.

How do units survive a Big Sky winter?

Heavy snow and long cold spells make winter care part of the daily logistics plan at both Meadow and Mountain elevations. Assign a person to clear snow, ice and debris from roofs, condensers, panels, doors and access paths, and preserve a place for removed snow that does not consume the truck route or bury a utility connection.

The Alpine 20 ft office adds a standing-seam over-roof, covered entry deck and backup heat to the Grid-Free office. Its solar array and 10 kWh battery run the HVAC, so no shore power is required; keep the panels, condenser and entry reachable after each storm.

Where shore power will not reach, the Grid-Free office uses a 10 kWh battery to run its HVAC and includes solar, Starlink and a camera. Under Rental Agreement §13, solar, battery, satellite and cellular performance depends on weather, terrain, sky view, sunlight, networks and load; a canyon wall, new structure or snow-covered panel can change the operating conditions after placement.

The customer bears risk of loss from delivery until retrieval, including snow load, except as covered by a damage waiver in effect under Rental Agreement §8. The waiver excludes damage caused by failing to clear snow or ice, along with theft, unauthorized relocation and upgrade-hardware damage beyond ordinary wear.

Use the winter container-office guidance to assign heat, power, condenser and access checks. Add the waterproofing inspection points to that routine, then report damage around a door seal, roof area or opening immediately.

For production outside the office, ground heaters circulate heat through insulated hydronic hose to thaw ground and cure concrete. Trailer-mounted light towers raise four LED floodlights to about 30 ft for short December and January daylight, and the customer supplies the fuel and electricity used by field equipment.

Keep every rental accessible to JOLT and never shift a container with a loader to make room for plowing. Moving, lifting, towing or transporting it without written consent is prohibited, and unauthorized movement voids the damage waiver.

Which unit fits which Big Sky job?

Big Sky Resort covers 5,850 skiable acres on Lone Mountain and reaches an 11,166 ft summit, according to Big Sky Resort and USGS. The resort base, Meadow commercial work, three private clubs, canyon parcels and workforce housing do not share one utility plan or laydown condition, so match the unit to the work and exact placement.

Match Big Sky work to site equipment
JobUnitWhy it fits
Mountain Village base areaAlpine officeCovered entry and backup heat
Meadow Village commercial10 ft storageSmall footprint with man door
Private-club residence20 ft storage plus JOLT PACKTools, camera and communications
Canyon-side siteGrid-Free officeHVAC without shore power
Resort or lift operationsTemporary fenceDefined 6 ft work boundary
Workforce-housing project40 ft storageTwice the 20 ft floor

The 10 ft storage container is 8 ft wide and has cargo doors, a walk-in man door and a barred window. That smaller footprint can serve Meadow Village commercial work where the delivery route and door swing are workable but the laydown area cannot absorb a longer box.

For a house project, the 20 ft storage container provides cargo doors with four lock bars and a welded lockbox. The JOLT PACK adds a solar LTE panoramic camera, Starlink and a solar-battery package for camera, internet, lights and laptops, but it does not run an office mini-split.

The 40 ft storage container is a 9 ft 6 in high cube with twice the floor area of a 20 ft unit. Use the larger box only after proving the 100 ft straight approach and preserving its retrieval route through later phases of a workforce-housing build.

Temporary fence consists of 6 ft by 10 ft galvanized chain-link panels on steel stands with clamps. On resort or lift work it can define the work boundary, but its layout must keep emergency access, public circulation and the delivery truck's exit clear.

Most of Big Sky's workforce commutes up the canyon from the Gallatin Valley. Delivery timing, gate access and disruptive work should therefore be set with the on-site representative rather than assuming every decision maker can arrive from the valley without delay.

The ski-resort jobsite page helps assign office, storage, fence and winter-equipment roles around operating terrain. Big Sky Resort's new Lone Peak Tram opened in December 2023, replacing its 1995 tram, and Ramcharger 8 was North America's first eight-place chairlift according to the resort; those facts show why active resort infrastructure and construction access must be coordinated as one site plan.

Does the Big Sky resort tax apply to a rental?

The Big Sky Resort Area District has collected a resort tax since 1992 and currently applies 4% to goods and services it classifies as luxuries rather than necessities. The district, not JOLT or the delivery driver, determines whether a particular equipment rental falls within that classification.

Montana's lack of a general statewide sales tax does not settle the district question. Under Rental Agreement §4.4, the customer is responsible for applicable sales, use, personal-property and similar taxes, while a tax-exempt customer must provide its certificate before delivery.

Give the project accountant the delivery address, county, district status, intended rental and written quote before mobilization. Do not treat a prior determination for lodging, materials or another contractor's equipment as the ruling for this rental.

What does the 12 months look like?

Reserve after confirming the unit, legal parcel, county review, club or HOA consent, truck route and marked placement. The deposit then reserves a specific unit and standard 2–4 week delivery window and applies to the first invoice.

On delivery day, the designated representative walks our truck through the approved gate and directs final placement on the prepared surface. That person should verify door swing, office sightlines, condenser clearance, electrical access and snow-storage space before the truck leaves.

During the first winter and through the balance of the year, keep the unit clean and secure, inspect it and report damage or malfunction immediately. The customer supplies required utilities and fuel, and connected systems remain dependent on networks, weather, terrain, sky view, sunlight and load under Rental Agreement §13.

Rent is due for the full 12-month minimum whether the unit is used or early pickup is requested. If the project seeks early termination, it owes rent for the balance of the minimum term plus the pickup fee and accrued charges; after the minimum, the rental continues month to month until notice and retrieval.

Send at least 15 days' written pickup notice and restore the original access path. Leave the unit accessible, empty, clean and free of customer property and attachments; rent continues until JOLT retrieves it, and a failed pickup trip is charged under Rental Agreement §16.

Pickup is charged at the amount quoted in writing before delivery, not at an assumed copy of the outbound fee. The rental process organizes the handoffs, while the Montana service page, Bozeman service page and delivery-zone schedule provide the statewide, commuting-market and transport context for the next project.
