This guide lays out what a mobile office costs from our Gypsum yard as invoice lines: rent by build, the two truck legs, the deposit, the recurring percentages and the one-time fees. Every figure is pulled from the published price list, so the page and the checkout agree to the cent.
What does a mobile office cost per month in Colorado?
Rent is set by the build, not by a private quote, and there are four builds. Three are 20 ft offices that share one shell and differ in what is bolted on; the fourth is a 40 ft office with an enclosed bathroom at the far end.

The four builds and their rent
The Base 20 ft office rents for $795/mo and is the straightforward choice when the site has 50-amp shore power. It is a 20 ft ISO container with a 36-inch steel personnel door, two barred slider windows, mini-split heat and cooling, lights, outlets and vinyl-plank flooring.
The Grid-Free 20 ft office rents for $1,495/mo and combines the Base interior with WATCH, CONNECT and POWER. Its 10 kWh battery runs the HVAC, so a superintendent can work in it before permanent or temporary power reaches the pad.
The Alpine 20 ft office rents for $1,895/mo and is everything in Grid-Free, battery and all, plus a matte-black envelope, cedar surrounds, a standing-seam over-roof, a covered entry deck and backup heat. Those features are for mountain sites and long winters, though JOLT publishes no snow-load rating for the unit.
The 40 ft office with bathroom rents for $1,595/mo. It has an enclosed bathroom, a mini-split, a 50-amp shore-power inlet, lights, outlets and vinyl-plank flooring, and the customer supplies water, power and waste service under section 7.5 of the Rental Agreement Terms.

What a first invoice looks like
The useful estimate is a sequence of lines, not one bundled number. This example follows a Base office to a Zone B address such as Vail with no upgrades, from reservation to pickup, and marks which entries recur, which happen once and which depend on an election you make.

How we built this table: We arranged JOLT's published price list by invoice timing and applied the reservation, term, fee and pickup rules in the Rental Agreement Terms. No lines are combined; the percentage entries are shown against their base, rent plus recurring upgrades, and this example carries no upgrades, so the base is rent alone.
In words: the core commitment is 3 months of rent at $795 a month, delivery and pickup at $550 each way, and two percentages applied to rent. The deposit credits the first invoice, Express stays optional, sales tax is extra, and a 3-month job ends before the first annual increase. Base, Grid-Free or Alpine: which build fits the site?
The three 20 ft builds share one shell, one door, one pair of windows and one mini-split. The $1,495/mo and $1,895/mo rates buy systems, not square footage, so the right question is which systems the site cannot supply itself.

Base: the powered-site office
Base at $795/mo is the right rent line when temporary power is already at the pad or will be before the truck arrives. Every upgrade can be added to it month by month, so a Base office with CONNECT is $795 plus $259 and nothing else changes. Choosing Base before power is ready leaves the office without heat or cooling, which is the most common way a low rent line turns into a cold trailer.
Grid-Free: the office that arrives working
Grid-Free at $1,495/mo is the choice when the office must run the day it lands and the utility date is uncertain. It includes WATCH, CONNECT and POWER, which would cost $129, $259 and $399 a month as add-ons, plus the 10 kWh battery that no add-on supplies. Alpine: the office for the long winter
Alpine at $1,895/mo is the build for sites above 8,000 ft and for any job that will still be open in February. The over-roof, the covered deck and the backup heat address snow at the door, ice on the step and a mini-split working at its limit. The customer still clears snow and ice from roofs, panels, dishes and doors under section 7.4, and the snow-load guide explains why a rental unit carries no invented rating.

Which fees does the phone quote leave out?
A quoted rent is one line of a seven-line invoice. The other six are published, so they can be listed before the truck is booked rather than discovered on the first statement.
The two truck legs
Our truck leaves 60 Spring Creek Rd in Gypsum, and the job address sets the zone. Zones A through E publish one fee for delivery and the same fee for pickup, from $400 to $1,200 each way, and each direction is its own line. Zone F covers the listed Mountain West destinations at $1,795 for delivery with pickup quoted in writing before delivery, and every Zone F rental carries a 12-month minimum.

A Vail job is Zone B — $550 each way, a Denver job is Zone E — $1,200 each way, and the delivery-zone table controls even when the billing office is elsewhere. The fee pays for the truck leg, not the site: under section 5 the customer provides a firm, level, well-drained pad, marks utilities, obtains any permits and keeps about 70 ft of straight approach clear for a 20 ft unit and about 100 ft for a 40 ft unit.
The deposit and the free cancellation window
The reservation deposit for any office is $750. It holds the unit and the delivery window and is applied to the first invoice, so it is a timing question rather than an added cost. Cancellation is free more than 14 days before the first day of the window under section 2, and the standard window is 2–4 weeks from reservation.
The damage waiver and the environmental fee
The damage waiver is 12% of monthly rent plus any recurring upgrades, so a Base office with JOLT PACK pays the percentage on both lines. The alternative is a refundable deposit equal to 1 month of rent plus a certificate of insurance, with the waiver governed by section 12 and the insurance requirements by section 10.
The environmental fee is 5% of the same base, rent plus recurring upgrades, and it is not compounded on the waiver. Neither percentage touches a one-time charge: the deposit, Express, BRAND, delivery, pickup or relocation. Sales tax is added on top of the invoice at the rate for the job address.
The annual increase and the one-time fees
Rent rises 5% at each 12-month anniversary under section 3, so a multi-year estimate should not hold the opening rate flat. JOLT Express is $750 paid at reservation for the Base 20 ft office only, BRAND is $450 for your signage on the unit, and a relocation on the same site is $450 because customers never move an office themselves under section 5.5.
What do 3, 6 and 12 months add up to per build?
Rent over the term is the biggest number on the estimate and the easiest to compute, because every build rents at one published rate on a 3-month minimum. The table shows rent alone; add the two truck legs for the zone, the 12% waiver and the 5% fee on each month's rent, and sales tax.

How we built this table: Each cell multiplies the build's published monthly rent by the term. The 12-month column ends on the anniversary, so the 5% increase never appears in it; the deposit is credited against the first month, not added to the total.
How to read the totals
A 6-month Base rental in Zone A is 6 months of rent plus $400 out and $400 back, with the two percentages on each month's rent. The same job in Zone E adds $1,200 each way instead, which is why the zone matters more than the build on a short rental. On a 12-month job the difference between Base and Alpine is 12 times the rent gap, and the truck legs are the same either way.
Where the term changes the answer
Between 3 and 6 months, the fixed lines are spread over more rent, so the delivered cost per month falls. Past 12 months the 5% increase applies, and past about 2 years the rent-versus-buy guide starts to favour the $845/mo lease-to-own payment or an outright purchase. What moves the price up or down?
Four decisions move the delivered cost, and only one of them is the rent line. Working through them in order keeps the estimate honest before the truck is booked.
The delivery zone
The zone is set by the job address and cannot be negotiated, so the first check is the delivery-zone table. Between Zone A at $400 and Zone E at $1,200, the two legs differ by $1,200 minus $400 in each direction. Winter adds a schedule variable rather than a fee: the Colorado chain law applies to commercial vehicles on I-70 from September 1 to May 31, and a closure moves a delivery day without changing its price.
Upgrades and bundles
Every recurring upgrade rides on the invoice at its published monthly rate: WATCH $129/mo, CONNECT $259/mo, POWER $399/mo and READY $125/mo. When a powered site needs the first three together, JOLT PACK at $699/mo bundles them for less than the three lines. The upgrade overview shows which units take which upgrades, and CONNECT's terminal is a Starlink Mini on a Roam plan, so data beyond the 50 GB is on Starlink's published business and roam pricing rather than a JOLT line.
Power, water and waste
Power is the customer's line and it is a real one. A Base or 40 ft office draws through a 50-amp inlet, and the U.S. Energy Information Administration publishes Colorado's average commercial electricity price by month for a site that meters its own service. The 40 ft office adds water and waste service for its bathroom, and crew size sets the toilet count the site needs in any case under OSHA 29 CFR 1926.51(c), which is one reason a 20 ft office plus a serviced portable toilet is often the cheaper pair.
Season and elevation
Above 8,000 ft the price question turns into a heat and access question. The Alpine build's backup heat and covered deck are the published answer; the unpublished cost is the labour to keep snow off the roof, the panels and the door, which the damage waiver does not cover if it is skipped. Frozen ground or an unready pad delays placement at any rent, and an in-season ground heater at $1,450/mo is separate equipment rather than a substitute for a prepared surface.

When does buying beat renting?
Renting turns an office into a monthly site expense; buying turns it into an asset that has to be stored, moved and maintained between jobs. The published sale prices make the comparison arithmetic rather than a sales conversation.
The published sale prices
The Base 20 ft office sells for $17,500, the Grid-Free for $24,500, the Alpine for $37,500 and the 40 ft office with bathroom for $32,500, delivered within Zones A–B and quoted for other zones. Rent on the Base office passes its sale price in month 23, before the waiver, the environmental fee and the truck legs, which each shorten that count. Lease-to-own in the middle
Lease-to-own spreads a defined purchase over 24 or 36 months and transfers title on the final payment. The 36-month Base plan is $845/mo for a $30,420 total, which is more than 36 months of the $795 rent but ends with an office you own.

Which one fits the backlog
A short project with a known demobilization date should compare only the rental months and the two truck legs. A contractor with 2 or more years of office use in the backlog should compare accumulated rent with the sale price and the cost of owning: yard space, a relocation each move and depreciation, which the IRS sets out in Publication 946. How to read the totals
The monthly total is rent plus any upgrades, plus the 12% waiver and the 5% fee on that sum. The first invoice adds the delivery leg and credits the $750 deposit; the term total adds the pickup leg at the end. Sales tax is not included because it follows the job address, and a Zone F pickup shows as quoted because it is priced in writing before delivery.
What to do with the number
Take the term total to the reservation flow, where the same build, zone and week produce the same first invoice before any card is charged. If the pad, the power plan or the zone is unclear, call 970-279-1015 and the yard will check the address against the truck route before the week is booked. A 3-month reservation with the wrong build costs more than a 10-minute call. No, delivery is its own line, set by the delivery zone of the job address, from $400 in Zone A to $1,200 in Zone E each way. Pickup is a second leg at the same fee. Zone F destinations pay $1,795 for delivery with pickup quoted in writing before the truck leaves the yard.
What is the minimum rental term for a mobile office?
Every office rents on a 3-month minimum and then continues month to month until 15 days' written pickup notice. Zone F rentals carry a 12-month minimum regardless of the unit. A project that runs past 12 months sees a 5% rent increase at the anniversary, and a 3-month or 6-month job never reaches it.
Do I need power on site for a mobile office?

Can I cancel a mobile office reservation?
Yes, cancellation is free more than 14 days before the first day of your delivery window, and the $750 deposit comes back in full. Inside 14 days the deposit is retained because the unit and truck slot were held for you. After delivery, the 3-month minimum applies and rent continues until pickup.
How fast can a mobile office be delivered in Colorado?
