A JOLT jobsite office starts at $795/mo for the Base 20 ft build, with a 3-month minimum. Your working monthly number is rent plus the recurring percentages and any separately selected upgrade, while delivery and pickup should be spread across the months you expect to use the office.

What is the monthly rent for each office?

The opening decision is the office itself. All three 20 ft builds use a one-trip ISO shell with a finished interior, steel personnel door, two barred slider windows, lights, outlets, vinyl-plank floor and mini-split heating and cooling. Their monthly rates differ because their included site systems and exterior work differ.

Base uses shore power and puts the core field-office features in the rent line. Grid-Free includes WATCH camera service, CONNECT Starlink and POWER solar with a battery configured to run the office HVAC. Alpine includes those systems, then adds the standing-seam over-roof, covered entry deck, cedar surrounds and backup heat.

The 40 ft option adds floor length and an enclosed bathroom. Its rate belongs in a separate budget line because the placement, servicing and roughly 100 ft of straight-line truck clearance differ from the 20 ft family.

These are monthly rent figures, not promised invoice totals. Offices have a 3-month minimum in Zones A–E and a 12-month minimum in Zone F. After the minimum, rent continues month to month until JOLT retrieves the unit following at least 15 days' written notice under section 16 of the Rental Agreement Terms.

What recurring lines join the rent on every invoice?

Two percentage lines matter before optional services. The damage waiver is 12% of rent plus recurring upgrades. Instead of that waiver, you may provide a refundable deposit equal to one month's rent and a certificate of insurance that meets section 10. The waiver is not insurance, and its terms are in section 12.

The environmental fee is 5% of the same base: rent plus recurring upgrades. It appears on every invoice whether you choose the damage waiver or the insurance alternative. The two percentages are each applied to the stated base; one is not charged on top of the other.

For a Base example, begin with $795/mo. Add the damage waiver at 12% and the environmental fee at 5%. If your insurance route is accepted, replace the waiver line with the required insurance arrangement and refundable deposit rather than treating the deposit as another monthly fee.

For Grid-Free, run those same percentages against the Grid-Free rent because its three site systems are included in that tier. Alpine follows the same method using its own rent. The 40 ft office follows the recurring-fee rules as well. Applicable tax and any separately selected service still need their own lines.

What does delivery add per month over a 3-, 6- or 12-month term?

Delivery is charged by the physical job address, not by your billing address. In Colorado Zones A–E, the published fee applies each way, so include one delivery trip and one pickup trip. Add those two transport lines, then divide by three for a 3-month view, six for a 6-month view or twelve for a 12-month view.

Delivery zones, fees and towns
ZoneTownsDeliveryPickup
Zone AGypsum, Eagle, Edwards, Avon, Beaver Creek$400$400
Zone BVail, Minturn, Glenwood Springs$550$550
Zone CBreckenridge, Frisco, Silverthorne, Keystone, Carbondale, Basalt, Aspen, Snowmass$750$750
Zone DSteamboat Springs, Leadville, Grand Junction$950$950
Zone EIdaho Springs, Georgetown, Evergreen, Golden, Morrison, Lakewood, Arvada, Aurora, Centennial, Littleton, Boulder, Castle Rock, Denver$1,200$1,200
Zone F — Mountain West12-month minimumWY, ID, UT, MT$1,795Pickup quoted separately before delivery

This allocation does not turn delivery into rent; it simply gives you a comparable monthly planning number. A short project spreads the same two truck trips over fewer invoices. A longer project spreads them more widely, although the office keeps billing until retrieval rather than ending on your internal completion date.

Zone F works differently. The delivery fee is published, pickup is quoted in writing before delivery, and the minimum is 12 months. Use both written transport lines when dividing by the planned term. Do not assume pickup matches delivery outside Zones A–E.

The pad and access can also affect whether the scheduled placement can happen. You supply a firm, level, well-drained surface and a clear route under section 5. Plan about 70 ft of straight-line clearance for a 20 ft office and about 100 ft for the 40 ft office.

How does the price change after 12 months?

Rent increases by 5% on each anniversary of delivery. For a first-year Base rent reference, twelve opening-rate months are $9,540 before recurring fees, upgrades, transport and tax. Beginning in month 13, use the increased rent as the base for the recurring percentages.

The anniversary follows the delivery date, not January 1 and not your fiscal year. If the unit remains beyond another anniversary, the increase applies again. A 14-month forecast therefore needs twelve months at the opening rent and two months at the next year's rent, rather than one flat rate across the whole schedule.

Delivery does not receive the rent increase. Neither does a one-time reservation deposit. Keep those items outside the escalated monthly calculation so a long-range forecast does not raise charges that the agreement treats separately.

What do upgrades add per month?

Base lets you select site systems as recurring services. WATCH provides the solar LTE camera, CONNECT provides Starlink Mini with a router and the listed data plan, POWER provides solar with a battery for listed light loads, and READY provides the furniture package. Their published recurring amounts are below.

Upgrades stack on any office or storage container and bill monthly with the rent.

For a Base office with WATCH, start with $795/mo, add $129/mo, then apply the damage waiver and environmental fee to rent plus WATCH. Use the same sequence for CONNECT, POWER, READY or the combined pack rather than applying the percentages only to office rent.

Grid-Free and Alpine already include WATCH, CONNECT and POWER. Do not add those three again when estimating either tier. READY can still be selected. The upgrade hardware remains JOLT property, and service conditions such as cellular coverage, sky view, weather, sun and connected loads still affect operation.

What is the cheapest way to get an office on site for a month?

JOLT does not offer a one-month office rental. The Base office has the lowest office rent at $795/mo, but its minimum is 3 months in Zones A–E. Early termination during that minimum owes the remaining minimum rent plus pickup under section 3 of the Rental Agreement Terms.

A 20 ft storage container starts at $295/mo and can have a 1-month minimum, but it is not an office. It does not substitute for the Base interior, electrical system, mini-split, personnel door or windows. Use storage only when the actual need is secure material space.

For an office need shorter than 3 months, compare the three required rent months, recurring lines and both truck trips against the operational cost of another workspace you can legally place. The published minimum is part of the decision even if field work lasts only a few weeks.

How do you lock the number?

Start at reserve, choose the office and enter the actual job address. The flow shows the delivery week and every listed line before payment. Standard delivery is 2–4 weeks from a confirmed reservation; eligible Base reservations can add JOLT Express at $750 for placement within 7 business days.

The office reservation deposit is $750. It is applied to the first invoice, so do not add it again as a cost after building the opening invoice. Written cancellation more than 14 days before the first day of the delivery window is free; cancellation inside that period forfeits the deposit under section 2.

Before paying, confirm the tier, recurring upgrades, waiver or insurance route, delivery zone, minimum term and expected retrieval month. Then compare your internal all-in monthly allocation with the visible invoice lines on pricing. That final pass keeps a published rent rate from being mistaken for the full site budget.

Questions contractors ask

What is the lowest monthly rent for a JOLT jobsite office?

The Base 20 ft office rents for $795/mo with a 3-month minimum. Recurring fees, selected upgrades, delivery, pickup and applicable tax are separate, so the rent line alone is not the complete monthly budget.

Does the damage waiver apply every month?

Yes, the damage waiver is 12% of rent plus recurring upgrades each month. You may instead provide the required refundable deposit and a certificate of insurance, subject to the written rental terms.

Is the environmental fee included in office rent?

No, the environmental fee is 5% of rent plus recurring upgrades and appears on every invoice. It applies independently of the damage waiver rather than being calculated on that waiver.

Can I rent a JOLT office for only one month?

No, JOLT office rentals have a 3-month minimum, while Zone F rentals have a 12-month minimum. A 20 ft storage container can carry a 1-month minimum, but it is storage and has no finished office interior.

When does office rent increase?

Office rent increases by 5% on each anniversary of delivery. The change starts in month 13 for a continuous rental, then applies again at later delivery anniversaries while the rental continues.

Are delivery and pickup part of the monthly office rate?

No, delivery and pickup are transport lines rather than monthly rent. In Zones A–E, pickup equals the published delivery fee; Zone F delivery is published and pickup is quoted in writing before delivery.

Are WATCH, CONNECT and POWER extra on every office?

Base can add recurring upgrades separately, while Grid-Free and Alpine already include WATCH, CONNECT and POWER in their tier rents. READY furniture remains an optional recurring line for any office build.

How do I confirm the full office amount before paying?

Use the reservation flow with the physical job address and selected office. It shows the delivery week, deposit and invoice lines before payment, and the $750 office deposit is applied to the first invoice.
